To better understand how your warranty works, we spoke to Glenn Cox, Warranty Service Supervisor for Kay Builders.

The Nation’s Premier New Home Warranty Program

The warranty on your Kay Builders Home is offered by Quality Builders Warranty (QBW), the nation’s premier 10-year new home warranty program. This warranty program is insured by Liberty Mutual and is offered on all Kay Builders homes. “The warranty provides 10-year protection.” Cox says, “The homeowner receives a copy of the warranty so they know everything that’s covered.”

To minimize costly claims, QBW works hard to enroll only quality builders into their exclusive warranty program. Builders must pass a strict set of quality standards and demonstrate quality and excellence in both their construction and in the dedicated service they provide to their customers.

QBW recognizes the builders that truly go above and beyond for their customers. Kay Builders was recently awarded the “15 Year Achievement Award” from Quality Builders Warranty. This award recognizes Kay Builders’ commitment to quality and excellence over the long-term.

How Your Quality Builders Warranty Works

Your Quality Builders Warranty covers virtually anything you can think of during the first year. This includes roofing, siding, caulking, windows, doors, interior walls and trim, carpentry, cabinets and countertop, heating and cooling, plumbing, and electrical.

When you place a deposit on a Kay Builders home, you’ll receive a QBW Warranty Agreement that explains the quality standards that will be followed in the construction of the home. This helps protect you as a homebuyer, because you can point out those standards if you see anything that doesn’t measure up.

“At around 11 months, we provide homebuyers with a checklist so they can actively look for any issues within this first year.” Says Cox, “We want our buyers to be fully satisfied, so we tell them what to look for. We point out things they might not even think about on their own. One of the warranty team members comes out to review any issues, and then we schedule a time for Kay Builders to come out and fix everything to their satisfaction.”

If there are any issues, they’re usually identified through this process in the first year. But still the warranty continues. In the second year, the warranty continues to cover pipe leaks, water supply issues, clogged drains and sewers, ductwork, and some wiring and electrical concerns.

Some structural issues are covered for the full 10 years. This includes things like columns, bearing walls, roof framing members, and other key structural elements.

“We don’t usually see warranty issues after the first year.” Cox says, “But it’s reassuring to our buyers to know the warranty continues on some aspects of the construction for a full 10 years.”

Kay Builders' Efforts to Ensure Quality

Kay Builders works hard to address any issues before the warranty comes into play, and even before the buyer even takes ownership of the home. To ensure quality in all facets of home construction, Kay Builders follows a detailed and thorough internal process.

“Kay Builders really goes above and beyond”, says Cox. “We have 2 internal inspections to identify any potential issues in addition to the required reviews by local inspectors.”

“Our second internal review is completed just before the buyer walkthrough.” Cox says, “We walk through the home and look at everything through the buyer’s eyes. We want a house that we would be happy to call home.”

Thanks to this internal quality process, almost all issues are found before the buyer even sees it. But if the buyer does have any concerns, they are dealt with right away.
