At Kay Builders, transforming raw land into vibrant, livable communities is more than a process—it’s a passion. Behind every CUSTOM-i-ZABLE home we build is a dedicated in-house Land Development Team, sculpting natural terrain into thoughtfully designed neighborhoods. This month, we’re spotlighting the incredible work of our team and sharing insights from Hannah Swinsburg, a standout intern who spent her summer learning the ropes.
From Dirt to Dream Homes: What Our Land Team Does
Our Land Development Team plays a vital role in ensuring every Kay Builders community is strategically planned, efficiently executed, and built to last. Their work begins long before construction crews arrive, starting with deep market expertise and decades of experience in the Lehigh Valley. They scout and evaluate land opportunities based on what matters most to future homeowners:
• Peaceful, scenic natural surroundings
• Proximity to restaurants, shopping, and recreation
• Access to top-tier school districts
• Convenient highway access for easy commuting
Once a site is identified, the team conducts rigorous due diligence—analyzing zoning regulations, environmental constraints, utility access, and market viability. They collaborate closely with municipalities, engineers, and planners to secure approvals for zoning changes, subdivision plans, and permitting.
As development progresses, the team oversees the installation of essential infrastructure to include, Utility coordination and installation, water sewer systems, stormwater systems, roadways and grading. Because our Land Development Team is internal, they work seamlessly with our Homebuilding Construction Department to ensure a smooth transition from horizontal development (land prep) to vertical construction (homebuilding). Throughout the process, they maintain strict environmental and regulatory compliance, managing erosion control and minimizing impact.
Their work lays the foundation—literally—for the communities our homeowners are proud to call home.
Learning from the Ground Up: Hannah’s Internship Experience
At Kay Builders, we’re passionate about mentoring the next generation of construction professionals. That’s why we offer internships to college students eager to gain hands-on experience in the field.
This summer, we welcomed Hannah Swinsburg, a sophomore Civil Engineering major at King’s College, to our Land Development Team. Her enthusiasm, curiosity, and drive made a lasting impression.
“I chose Civil Engineering because I like to physically see the results of my work.” Hannah says, “During my time at Kay Builders I was able to go to sites and see the construction progress. On an earlier trip to The Fields at Twin Run, I saw a building lots that was just a pile of dirt. Now there are beautiful homes there. It’s cool to see how it all comes together.”
Hannah dove into planning paved areas, utilities, and curbs—learning how placement and cost are calculated. She was surprised by the complexity behind community planning and gained valuable insights into the real-world applications of civil engineering.
Throughout her internship, Hannah worked closely with Brett Slivka, Senior Project Manager/Estimator, attending meetings and observing the decision-making process. She also learned from Larry Greenberg, Director of Commercial Operations, and Joe Black, Director of Site Development, who shared creative problem-solving strategies and real-world wisdom.

Building Futures, One Intern at a Time
“I learned how important it is to see the site for yourself to figure out what’s realistic and what isn’t.” Hannah says, “My advice to other students is to get out of the office and see if for yourself.”
Upon completion of the internship, Hannah has grown more confident that she wants to be a civil engineer. “Hannah is very smart and has shown outstanding critical thinking and analytical skills.” Larry says, “I’m confident she will be very successful as a civil engineer”.
