    Meet Our Sales Team

    Come meet a Kay Builders sales specialist. Since 1961 we have dedicated service to the Lehigh Valley area, we’ve been able to attract the best and most knowledgeable talent in the area. They’re trustworthy, patient, and will make you feel comfortable the minute you walk through the door.

      Set Your Site

      When it is time to select a home site, our sales specialist will discuss your specific needs and guide you to the lot that is perfect for you. Upon request, you can schedule a time to have the builder or production manager visit the lot with you to explain how the finished home site will look. With them you can discuss changes that you may want to make to the home site to make it your own.

        Choosing Your Home

        When you are ready to choose your favorite floor plan, our sales specialist will walk you through the many model options available and help you decide which one is best for your lifestyle needs. You will have plenty of time to do the customization that Kay is so famous for later in the process.

          Place Your Deposit

          Once you have selected your home site and floorplan you will place a $1,500 refundable deposit, which will reserve the home site while we take you through the special Kay Builders customization process. Your deposit is refundable until you reach step 8 in the purchase process.

            Mortgage Pre-Approval

            Before proceeding to the selection process, we recommend that you contact one of our preferred mortgage providers to help define your budget and to get pre-approved for a mortgage. The contacts we recommend have a thorough understanding of the Kay Builders process and have proven their ability to service our customers well. Their familiarity with our methods usually helps lead to a smoother transaction and helps eliminate potential problems. However, they must still compete for your business and will provide very competitive rates. Please know you are never locked into using the companies we suggest. We offer this as an extra service to you. Unlike many other builders, our builders incentives are not tied to using a specific mortgage company. You are free to use any mortgage provider you wish.

              Its Customization Time

              The same sales specialist that you became comfortable with when you first visited will take you through the entire process. You will take the base model you selected and we will suggest custom options based on the information you provide. For example, if you would like to extend any of the rooms, add a mud room, bathroom or other rooms, rearrange kitchen cabinetry, or move walls, now is the time to consider this. You may also pick the appearance of the outside of the home. We don’t have you pick from a list of options; the options are endless. These changes are sent to the main office for pricing and we individually price each item in a timely manner.

                Plan Design and Request to Process (RTP)

                Once you select your plan changes, we have you sign our Request to Process (RTP) which provides the final price and allows our in-house design team to move forward with plan and lot design. At this point we request an additional $5,000 deposit for a total of $6,500 which is all now non-refundable. For executive homes we request an additional $8,500 deposit for a total of $10,000 which is all now non-refundable. This commitment enables us to move forward with development of your individual plan and specifications and assures you the specific home site. Plan development usually takes one to three weeks depending on the changes selected. We hand-frame our homes on site and have a flexible production process which will allow these cusom-i-zable changes.

                  Contract Signing

                  The home, site designs, building specifications, and contract are then presented to you for review. After review, we schedule the contract signing which incorporates all of the above documentation. You will then be asked to put a total of 10% of the purchase price down plus the cost of the changes and options you select. We can work with you to come up with a DEPOSIT structure that is mutually acceptable. The delivery date is also finalized at this point.
