Find Your Perfect Place in The Fields at Indian Creek – Lehigh Valley, PA

Categories: Interest Rates | Posted: November 17, 2020

Kay Builders has created one of the most sought-after active adult communities in Lehigh Valley with The Fields at Indian Creek. Accessible floor plans, unique amenities and a convenient location gives every person over the age of 55 something to love about this community.

Floor plans

The community was expertly designed with active adult homeowners in mind. All 24 floor plans in this neighborhood feature a first-floor master bedroom—a rarity in this part of the country, but we recognize their value and have designed dozens of functional floor plans around this concept. Easily accessible and climate-controlled crawl spaces make for a warmer living space above, are easier on feet and back than homes built on slab and frees up living space because mechanical systems are installed there. We designed these homes with comfort in mind, and included features like wider hallways and doors, minimal (and rampable) steps from exteriors, two-car garages, lever-style door handles, comfort height vanities in bathrooms and more. Some plans also include raised washers and dryers and wide, seated showers. A priority on energy efficiency not only saves our homeowners money in the long run, but helps us feel better about the homes we build and how they’ll impact the environment for years to come.

The homes in this community start in the high $200s and range in size from 1,420 square feet to a little over 3,000 square feet. These home feature unbelievable curb appeal and allow you to build your CUSTOM-i-ZABLE Home like no other builder for a great price! With so many plans to choose from starting at an affordable price, we know you’ll be able to find the perfect place to spend your days in The Fields at Indian Creek.

The Fields at Indian Creek features a lush landscape with mature trees, 39 acres of open space and paved trails for outdoor activities like walking or biking. The tranquil waters of Leibert Creek run partially through the property, giving residents access to fishing. The spacious community 2-story clubhouse features mountainous views cultivates friendships between neighbors and offers a place to partake in various activities to keep residents healthy and relaxed. Take a dip in the resort-style pool, focus on fitness in the gym, relax at the yoga studio and even show off your competitive side with pickle ball and bocce courts.

Close to multiple major roads including the Pennsylvania turnpike, The Fields at Indian Creek was situated in a central location to make all of the nearest attractions a short drive away. Nearby is the quaint town of Emmaus, a Farmer’s Market and the Town Square. Surrounding amenities include upscale shopping malls and retail centers, movie theaters and high-end and casual restaurants. For nearly six decades, Kay Builders has influenced the growth and development of communities throughout Lehigh Valley by building the highest-quality custom homes in Pennsylvania. As a family-owned business, we place a lot of value in our people—and that extends beyond our staff. By supporting organizations dedicated to bettering the place we live for the people who live there, we can ensure that our neighborhoods continue to grow and prosper. We’ve listed the organizations we work with below to spread awareness of the work they do, and we encourage you to visit their websites to learn more.

Valley Youth House

Valley Youth House (VYH), a nonprofit organization committed to collaborating with vulnerable, abused and homeless youths to build a foundation for success. VYH understands that everyone’s needs and situations are unique, compelling them to offer responsive programming created to fit the needs of every individual they work with. Because no two situations are identical, no two programs are identical—providing young people with the customized care and direction they need to find meaningful support and develop necessary skills. The wide-ranging programs ensure that VYH can remain a constant in the lives of those they serve, from childhood to adulthood. Kay Builders is proud to have helped build upgraded cabins for Valley Youth House’s Camp Fowler.

Last Chance Ranch

Dedicated to promoting and educating the public on the humane and responsible treatment of animals, Last Chance Ranch (LCR) is a non-profit organization that rescues and rehabilitates equines, farm and domestic companion animals. They provide a safe and secure refuge for abused, unwanted or neglected animals. LCR rehabilitates the physical ailments of rescued animals and places them into homes where they will receive the love, attention and care they deserve.

Why Have Interest Rates Dropped?

Categories: Blog, Interest Rates | Posted: January 30, 2015

low interest ratesStill in the market to buy? Can’t decide whether or not to take the plunge…well interest rates have a hit an all time LOW. With so many articles out there explaining our economic situation and housing market, let’s simplify it!  We found this great article from our favorite bloggers Keeping Current Matters.

The headlines agree mortgage interest rates have dropped substantially below initial projections. Many who are considering purchasing a home, or moving up to their dream home, might think that they should wait to buy, because rates may continue to fall. A recent article on the Economists’ Outlook blog by the National Association of REALTORS® (NAR) provides insight into one major factor in the decline in interest rates, the crude oil price.

“As of January 5, 2015, the U.S. Energy Information Administration (EIA) reported that the price of regular gasoline was $2.20/gallon, the lowest since gas prices peaked to about $ 4/gallon in May 2011.”

You may have noticed that filling your gas tank has become substantially less expensive in recent months. A welcome change from the close to $5 a gallon that many Americans were paying this time last year. The average US household is projected to save around $550 in 2015.

So what does that have to do with Interest Rates?

NAR explains the correlation like this:

“Lower oil prices mean lower inflation rate, which pushes down mortgage rates.”

Based on Freddie Mac’s weekly mortgage survey as of January 22, 2015, the 30-year fixed rate averaged 3.63% and the 15-year fixed rate averaged 2.93%.

“The decline in oil prices is generally positive to households by way of the gas savings and lower mortgage payments. That savingbuying-a-homes will boost consumer spending in other areas. But there may be some layoffs in oil-producing states.”

How long will rates stay low?

No one really knows how long oil prices will continue to support low mortgage rates. In a New York Timesarticle, the author points to the fact that “adding hundreds of billions of dollars to consumer spending”could start to have a “counter effect” on rates as the economy continues to strengthen.

“If firms start hiring again, and wages increase — that’s when the level of all interest rates in the U.S. would increase.”

Don’t wait too long

The low interest rates we are currently experiencing are not going to stay around forever. The current projections from Freddie Mac, Fannie Mae, NAR and the Mortgage Bankers Association all agree that interest rates will increase to between 4.3-5.4% by the end of 2015.

Bottom Line

NAR reports: “At the median home price of $205,300, a 0.75 percentage point drop in mortgage rates will yield savings of about $1,000 annually.” If you are in a position to buy a home make sure that you meet with a local real estate professional with their finger on the pulse of what’s going on in the market. Don’t let a delay in purchasing impact your family’s financial future.
