Feeling extra thankful for our customers in 2020

Categories: Blog, Testimonials | Posted: November 23, 2020

Thanksgiving and the following holiday season are just around the corner, and Kay Builders has been taking some time to reflect on our year, our business and our loyal customers. While 2020 has thrown curveballs that we never could have anticipated, it brought a new perspective to many industries—including new-construction home building. After six decades of experience and expertise, we learned even more about what’s important to buyers and their families when it comes to floor plans, communities and the overall experience of watching a home be built from the ground up.

Testimonials from current homeowners prove that the feeling is mutual, and they are thankful for us and our process as well. Our reputation for excellence, innovation and quality has withstood the test of time, and we have reviews from happy customers to prove it.

“My husband and I can’t say enough nice things about our Sales Manager Frankie and Kay Builders. We are truly grateful and are eager to move forward with the building of our new home. Thank you for making this process painless and for having the patience in answering all our questions. I’m sure we’ll have plenty more but feel confident that you’ll always guide us. We anticipate the day when we are able to move into our new home. Saying thank you is not enough! A million thanks to Kay Builders.” – Gonzalez Family

“I had a lot of good experiences building my home with Kay Builders. The personnel that I worked with during the process, and even after moving in, were very accommodating and helpful. Kay Builders allows you to customize your home, and once I saw the floor plan I wanted, I knew there were several things I wanted to adjust: the size of a room, making a door into a window, moving a window into a door and so forth. They were very accommodating in making the changes for me.” – Rita

I have purchased TWO homes from Kay builders now and I can fully say this was the best transaction and Kay absolutely has grown and learned from where they were at before when I bought my old home. Kay continues to put the RIGHT people in the RIGHT positions and this makes life as a potential homeowner much more comforting.” – Fluck/Finke Family

“I did shop other builders in the area, but they didn’t have the features that I really liked when looking for a home, or the area I really wanted to live in. I feel really comfortable living in this community, and although you can customize your home, the plan I chose already had all of the options I wanted and I fell in love with it. What I like about the Kay Builders community was how friendly everybody is, it’s very open and safe to be in. I feel safe walking my dog at night and it’s just all-around beautiful.” – Lisa

“We’ve been out on the market looking for several months to find exactly what we were looking for, and we could not find all of the things we wanted in a home. We came to Kay Builders and were able to work with the sales team and get exactly what we wanted.” – Brian and Anna

Even after 60 years of service to Allentown and the surrounding Lehigh Valley suburbs, we never get tired of hearing that customers appreciate our CUSTOM-i-ZABLE home options, thoughtful community placement and overall quality of service. We’re so thankful for the opportunity to build in the areas we love, and of course for the homebuyers who make it possible.

If 2021 is the year for you to move into a new home or townhome that’s affordable, high-quality and the perfect fit for your family, look no further than Kay Builders. Contact us today to get started on the process.

Find Your Perfect Place in The Fields at Indian Creek – Lehigh Valley, PA

Categories: Interest Rates | Posted: November 17, 2020

Kay Builders has created one of the most sought-after active adult communities in Lehigh Valley with The Fields at Indian Creek. Accessible floor plans, unique amenities and a convenient location gives every person over the age of 55 something to love about this community.

Floor plans

The community was expertly designed with active adult homeowners in mind. All 24 floor plans in this neighborhood feature a first-floor master bedroom—a rarity in this part of the country, but we recognize their value and have designed dozens of functional floor plans around this concept. Easily accessible and climate-controlled crawl spaces make for a warmer living space above, are easier on feet and back than homes built on slab and frees up living space because mechanical systems are installed there. We designed these homes with comfort in mind, and included features like wider hallways and doors, minimal (and rampable) steps from exteriors, two-car garages, lever-style door handles, comfort height vanities in bathrooms and more. Some plans also include raised washers and dryers and wide, seated showers. A priority on energy efficiency not only saves our homeowners money in the long run, but helps us feel better about the homes we build and how they’ll impact the environment for years to come.

The homes in this community start in the high $200s and range in size from 1,420 square feet to a little over 3,000 square feet. These home feature unbelievable curb appeal and allow you to build your CUSTOM-i-ZABLE Home like no other builder for a great price! With so many plans to choose from starting at an affordable price, we know you’ll be able to find the perfect place to spend your days in The Fields at Indian Creek.

The Fields at Indian Creek features a lush landscape with mature trees, 39 acres of open space and paved trails for outdoor activities like walking or biking. The tranquil waters of Leibert Creek run partially through the property, giving residents access to fishing. The spacious community 2-story clubhouse features mountainous views cultivates friendships between neighbors and offers a place to partake in various activities to keep residents healthy and relaxed. Take a dip in the resort-style pool, focus on fitness in the gym, relax at the yoga studio and even show off your competitive side with pickle ball and bocce courts.

Close to multiple major roads including the Pennsylvania turnpike, The Fields at Indian Creek was situated in a central location to make all of the nearest attractions a short drive away. Nearby is the quaint town of Emmaus, a Farmer’s Market and the Town Square. Surrounding amenities include upscale shopping malls and retail centers, movie theaters and high-end and casual restaurants. Nationally recognized Lehigh Valley Hospitals is 3 miles away from the community.

Community outreach: How Kay Builders gives back

Categories: Interest Rates | Posted: November 4, 2020

For nearly six decades, Kay Builders has influenced the growth and development of communities throughout Lehigh Valley by building the highest-quality custom homes in Pennsylvania. As a family-owned business, we place a lot of value in our people—and that extends beyond our staff. By supporting organizations dedicated to bettering the place we live for the people who live there, we can ensure that our neighborhoods continue to grow and prosper. We’ve listed the organizations we work with below to spread awareness of the work they do, and we encourage you to visit their websites to learn more.

Valley Youth House

Valley Youth House (VYH), a nonprofit organization committed to collaborating with vulnerable, abused and homeless youths to build a foundation for success. VYH understands that everyone’s needs and situations are unique, compelling them to offer responsive programming created to fit the needs of every individual they work with. Because no two situations are identical, no two programs are identical—providing young people with the customized care and direction they need to find meaningful support and develop necessary skills. The wide-ranging programs ensure that VYH can remain a constant in the lives of those they serve, from childhood to adulthood. Kay Builders is proud to have helped build upgraded cabins for Valley Youth House’s Camp Fowler.

Last Chance Ranch

Dedicated to promoting and educating the public on the humane and responsible treatment of animals, Last Chance Ranch (LCR) is a non-profit organization that rescues and rehabilitates equines, farm and domestic companion animals. They provide a safe and secure refuge for abused, unwanted or neglected animals. LCR rehabilitates the physical ailments of rescued animals and places them into homes where they will receive the love, attention and care they deserve.

Eastern Pennsylvania Tactical Emergency Medical Service, Inc.

The Eastern PA EMS Tactical Response team is a team of highly trained, motivated paramedics and physicians that provide premier service to organized police teams throughout eastern Pennsylvania. Their members respond to a multitude of high-risk situations, including barricaded subjects, hostage situations, active shooters, terrain searches and scheduled warrants.

Upper Nazareth Fire Department

Founded in July of 1942, the Upper Nazareth Fire Department serves the residents of Upper Nazareth Township. With 50 active members encompassing firefighters, junior firefighters and fire police, the department not only responds to calls but also educates the community on fire safety initiatives.

Cetronia Ambulance Corps

The Cetronia Ambulance Corps aims to be a leader in emergency medical services, transportation and community health resources for the area. Founded in 1955 by volunteers from Cetronia, a suburb of Allentown, their goal was to improve the timeliness and quality of ambulance service for their families, community and future. In addition to emergency response services, they’re also extremely involved in community outreach throughout Lehigh Valley.

Alzheimer’s Association

Kay Builders’ partner facility, Heather Glen Senior Living, has a mission to offer the premier personal care and memory care services within the greater Lehigh Valley area. In support of their causes, we donate and participate in the Walk To End Alzheimer’s—local walks to raise money for the Alzheimer’s Association

Bayside Volleyball Club

The Bayside Volleyball Club is dedicated to developing athletic abilities and life lessons through volleyball. Organized sports go beyond learning new physical skills, as they help adolescents with developmental, emotional and social benefits as well.

Looking for a first-floor master bedroom? Look no further

Categories: Active Adult, Indian Creek | Posted: October 21, 2020

Kay Builders has been constructing high-quality, in-demand homes in Lehigh Valley for six decades. We know, more than any other builder in the area, what customers are looking for when they buy a home. And right now, there’s a boom in demand for first-floor master bedrooms. Other builders haven’t seemed to catch on to this trend yet. In fact, we estimate that 80 percent of our competitors don’t offer ranch plans—but we’re way ahead of it. Learn how a master on the main initiative changed the way we select floor plans.

Where to find them

Designed by professional architects with expertise in building first-floor masters, Kay Builders offers more than 25 different plans with this desirable luxury. Every single community we build features multiple plans with a master on the main, and The Fields at Indian Creek, our active-adult community in Emmaus for those 55 and over, doesn’t include any homes without a first-floor master.

Why you’ll want one

We’ve identified the importance of including these plans in our repertoire, and we’ve taken even further steps in ensuring that they help improve the lives of our homeowners. First, we always include a crawl space in our homes with first-floor masters. When built upon a crawl space, homes and their flooring have a bit of a “bounce”, which while just as sturdy and stable as a house built on slab, is much easier on joints. Second, we take the rest of the home’s layout into consideration when including a master on the main. Even if you want your bedroom on the main floor, you still want a sense of separation from your living, dining and working spaces. That’s why we include strategic hallways and foyers in our designs, to offer additional separation while still being functional and not interrupting the flow of your floor plan.

Where they came from

Ranch-style homes were popularized in the 20th century, and were dominating the home-building industry by the 1950s in certain parts of the United States. We’re not sure why the demand didn’t quite resonate with the Lehigh Valley area, but we’re happy to be building them now.

How to buy one now

If you’re looking for a master on the main in the Lehigh Valley area, Kay Builders has got you covered. You can even filter our floor plans by master bedroom location to help find the perfect home for you in one of our family-friendly communities. For more information or to get started on the CUSTOM-i-ZABLE home process today, contact one of our sales associates today.

Buying a house? Avoid the competitive resale market

Categories: Blog, Resale Market | Posted: October 7, 2020

If you’re trying to buy a home in the Lehigh Valley area, chances are you know just how competitive the real estate market is right now—Kay Builders certainly recognizes it. Even during a nationwide recession, homes all over Pennsylvania (and the rest of the country) are selling in record times, often with dozens of showings and offers made with 48 hours of going on the market.

The high demand for homes often results in a bidding war, where multiple prospective buyers are competing for the same house. According to USA Today, 53.7% of home purchases in June were subject to bidding wars. During these bidding wars, terms can get pretty crazy—from offers thousands above the asking price to paying in cash, it’s hard to find a home within your budget that will actually stay within your budget throughout the process. This is where Kay Builders comes in with a major advantage over the resale market.

Buying a new construction home always has its benefits, like improved energy efficiency, fortified foundations and structure, updated interiors and the flexibility to choose your finishes, floor plan and more customization options. But when homes are flying off the market at an unrealistic rate for unaffordable prices, new construction homes bring an even more enticing benefit: no bidding wars.

For homebuyers, this means you can be comfortable throughout the process because there’s no surprises. You know exactly what you’re going to be paying, and when you’re going to pay it—no settling on a budget and then having to exceed it to beat out someone else for the home of your dreams. Before the construction process even begins with Kay Builders, buyers go through a 10-step purchase process, which includes designating your budget for the project and getting pre-approved for your mortgage through one of our preferred lenders (or your trusted lender). We are very transparent in our process and will keep you to the budget you’ve set during floor plan selection, site selection and customizations.

The only people who hate bidding wars more than homebuyers? Real estate agents. When agents bring their clients to Kay Builders, they save themselves the time and effort of doing multiple rounds of paperwork and negotiations, only to be outbid time and time again. We’re proud to work with realtors to find the best floor plan, community and finishes for your clients.

If you’re sick of losing the battle of bidding wars, it’s time to consider buying a new-construction home in Lehigh Valley. We’ve been building high-quality, awarding-winning homes in the area for six decades, serving over 3,500 satisfied customers. To learn more about where we build, our available floor plans and the advantages of building new over buying resale, contact us today.

A Truly CUSTOM-i-ZABLE Experience

Categories: CUSTOM-i-ZABLE, News | Posted: September 14, 2020

For over sixty years, Kay Builders has been constructing quality, innovative executive homes, single family homes, ranch homes, twin homes, townhomes and active adult communities in the Lehigh Valley. While other homebuilders say they’ll build you a customized home, the results often fall short of expectations—but not with Kay. We’ve built our reputation on constructing truly CUSTOM-i-ZABLE homes for our buyers, so they can get exactly what they’re looking for in a dream home. So, what can Kay Builders customers expect from our CUSTOM-i-ZABLE homes?

Floor plans as framework

With many builders, the custom home process becomes inhibited from the start. When you build with Kay, floor plans are just a framework to inspire you and help kick off the design process. Customers have the freedom to move walls, modify traffic flows, adjust kitchen layouts, rearrange bathrooms, expand bedrooms, finish basements and place outlets and light fixtures exactly where you’ll use them. To us, customization doesn’t just mean choosing the finishes and paint colors—it means making the actual layout of your home work best for you and your family.

Expert guidance

When you start the CUSTOM-i-ZABLE process with Kay Builders, you’ll work with a dedicated sales representative to guide you through the steps and set you up for success. In addition to giving general price guidance that will keep you on budget, they are able to suggest changes and additions that have proven popular with customers in the past and can enhance the floor plan you’ve chosen. We can also identify features you might not have considered, to improve your living experience and make you love your Kay Builders home even more.

The building process will also connect you with our design studio professionals, who can help you discover the expansive options for finishes in your new home. From cabinets and backsplashes to appliances and more, they are there to assist you in finding the finishing touches that complement your lifestyle and make your home exactly what you’ve envisioned.

A well-planned community

Perhaps the most enticing part of a building a Kay Builders home is living in one of our impressive communities. We make it a priority to create welcoming, inclusive places to build your CUSTOM-i-ZABLE home and meet neighbors that will turn into friends. To improve your quality of life, we carefully select locations near highly rated schools, parks, shopping centers and other important amenities to provide priceless convenience. Our intentional strategy when it comes to the homes we build and the communities we design prove to be worth it, especially when the time comes for you to move on from your Kay Builders home—and perhaps into another one. Resale value is always top-of-mind, and homes in Kay Builders communities typically have high resale values for the Lehigh Valley area. This is because of our commitment to quality, value and curb appeal.

We’ve been around longer than any other homebuilding company in the area and take pride in offering a truly CUSTOM-i-ZABLE experience. To learn more about our process, see houses we’ve built or to get started on your future home, contact a sales associate today or visit us online at

Community outreach: Upgraded cabins for local youth organization

Categories: Community News, News | Posted: August 21, 2020

When we’re not busy building the best custom homes in Eastern Pennsylvania, Kay Builders strives to make a difference in the communities we serve.

We recently partnered with Valley Youth House (VYH), a nonprofit organization committed to collaborating with vulnerable, abused and homeless youths to build a foundation for success.

Valley Youth House owns and operates Camp Fowler, which utilizes a team led by a Master’s level clinician to offer restorative, stress-reducing outdoor therapeutic recreation. The camp promotes healing and growth through adventure-based activities and experiential learning, resulting in positive development that’s not typically achieved in a conventional setting.

Camp Fowler’s cabins were built 80 years ago and in desperate need of a refresh—with damaged flooring, leaking roofs, rotting wood siding and poor insulation, there was a lot to be done. Kay Builders and several other area builders came together to remodel three of the sleeping cabins. The renovated spaces come fully equipped with heating, air condition and indoor plumbing, expanding the possibilities for year-round programs. Upgraded interiors and sturdier exteriors improved the safety and usefulness of the cabins.

Our owner, Rick Koze, served on the steering committee for the project. He saw it as an opportunity to positively impact the lives of young people in his community, and hopes that this contribution to Camp Fowler will help Valley Youth House continue to make a difference for decades to come.

Creating a CUSTOM-i-ZABLE Community

Categories: Blog, CUSTOM-i-ZABLE, News | Posted: February 6, 2020

Handsome exteriors feature hipped roofing, stone and stucco facades, walk-out bays and covered front porches are just a few of the features you will see in a home built by Kay Builders. These are the kind of homes that Rick Koze, Kay Builders’ third-generation owner and operator, watched his father build before him. Now, more than 4,500 satisfied customers later, Koze reflects back on what his family started with a renewed commitment to where the company is headed.

“When my father came out of college, he joined up with his dad and started building. They had just bought a few properties together when his dad passed away, and he deserves a lot of credit for sticking with it. He built the business from the ground up,” says Koze. “He became one of the top builders in the Lehigh Valley and one of the things that he focused on was land development.” The responsibility of acting as both developer and builder isn’t one that all builders are likely to take on, given that building and developing are two different tasks. A developer takes raw land, obtains the necessary permits, creates building lots, and puts in sewers, water and electric lines, and streets and curbs. Then the builder normally comes in and builds the houses on that developed land.

“I followed his past [of doing both], and one of the things that he started was a site contracting businesses, so we would do all of the improvements – including the water and the sewer for the community – and I’ve grown that business,” says Koze, who spent much of his career in the mergers and acquisitions world and purchased the company from his father when he was set for retirement. “A lot of the financial discipline I learned, I transferred over to this business.”

Like it did for many other home builders, the 2008 economic downturn hit Kay Builders during a time when they had just finished several successful communities. Though their growth pattern stalled, Koze’s background in economic analysis helped the company weather the storm by having the discipline to stay on the sidelines and let the downturn pass.

Today, Kay Builders continues to add to their portfolio of new single, townhome, and twin communities across the Valley, which also now includes an active adult community – the Fields at Indian Creek – in Emmaus. Those communities include Parkview Estates in Easton, The Fields at Blue Barn Meadows in Allentown, Trio Fields in Nazareth, Scenic View West in Bushkill Township, The Fields at Creek View in Quakertown, The Fields at Jasper Ridge in Emmaus, Trexler Field in Breinigsville, and Colonial Walk in Bushkill Township.

“I think one of the things we’ve been able to do is find very good locations and not overpay for property. We’ve kept overhead very low and we’ve bought our land right,” says Koze. “What we’re trying to do is be diverse, and that means serving all market segments.”

With that line of forward thinking – and in a tight market – Kay also aims tobuild homes that people can afford. One of the qualities that has set Kay Buildersapart is their ability for clients to create a CUSTOM-i-ZABLE home. Kay Builders offers the floor plans as a framework to get started, and then the client has the freedom to move walls, rearrange traffic flows, fully redesign kitchens, move bathrooms, expand rooms, finish basements, and more. Kay Builders allows their homebuyers to start personally detailing townhomes in the low $200s. They also have a state-of-the-art full Design Studio, located in Emmaus, where clients can meet with Studio Design Consultants to coordinate cabinets, countertops, backsplashes, faucets, appliances and more.

“You can’t overestimate how important that is to a new home buyer. I think we’re one of the only builders that allows these major changes to a townhome and make changes to the floor plan that you’re typically not allowed to,” says Koze. “You can bump out. You can add bathrooms. And it’s just a fun process. We like to make it where our customers can actually design their plans.”

Koze also knows that in a world where design software is readily available and where every prospective customer likely has seen a lot of HGTV, there’s always the chance that a customer takes their home dreams elsewhere. After so many decades in the business, however, that’s a risk he’s willing to take. The Kay Builders model of business is all about up-front transparency – and Koze has seen it all become worth it in the end when new homeowners are handed their keys.

“When it’s all said and done, you want to look at people enjoying life. You want to see them out in their yard. You like to drive by when it’s done and say, ‘Look, we built that beautiful house’,” he says. “You’re creating a community where people are socializing with their neighbors and justenjoying their homes. That’s the most important part.”says Koze.

This 55+ community, which is selling fast, features more than 200 single family homes with a luxurious 7,800 square foot clubhouse, miles of walking trails along the Liebert Creek, scenic vistas of South Mountain and 11 floor plans specifically designed for active adult living.

Also take the time to preview your home selections in our 2,500 square foot Design Studio located within the community. This start of the art Design Studio will make your home buying experience like no other.

The Fields at Indian Creek offers incredibly convenient access to amenities. Literally footsteps away, a walking path and footbridge will provide access to the shops on Chestnut Street, which include a wide variety of services. The Lehigh Valley Hospital, Camp Olympic Park and quaint downtown Emmaus are each just a mile away. The Fields at Indian Creek is unique because it is so close to everything, but is also one of the most picturesque properties in the area.

For Kay Builders, a leading builder in Lehigh Valley, curb appeal is one of the main priorities along with quality construction, the best locations and its CUSTOM-i-ZABLE trademark. Kay Builders has increased the number of features it includes and has added to its exterior features included brick and stone facades, architectural garage doors, metal accent roofs and complicated roof lines all of which add significantly to curb appeal. They also make sure to advise customers very carefully on what color combinations look the best.

All the homes include stainless steel appliances, hardwood flooring, granite countertops, energy efficient appliances, choice of a deck or paver patio and much more. “Every home at Indian Creek is well-appointed and comes with a tremendous amount of standard, included features,” McKendry says.

All the floor plans were developed over the past year and include a mix of tried-and- true features, plus many new design features that have not yet been integrated into plans serving the active adult market.

Choice and flexibility are Kay Builders’ hallmarks and these important features will carry over to the active adult market. All floor plans are customizable, meaning buyers can add a loft, move walls, redesign kitchens, rearrange traffic flows, add bathrooms — Kay Builders will make nearly any change a buyer requests at in the Lehigh Valley. The results are achieved cost effectively through Kay’s in-house site development company.

The community includes a 7,800-square-foot clubhouse that features a large ballroom to host events, a state-of-the-art gym and aerobic exercise area, large fireplaces, an indoor lounge area and many private rooms for individual activities.

Outside amenities include 39 acres of designated open space, a dog park, walking trails, swimming pool, fire pits, a bocce court, pickle ball, water fountains and a variety of outside lounge areas.

Kay Builders has a reputation for working with property that has significant character. While most builders seek flat, barren land to develop, Kay Builders seeks land with grade changes, trees, and natural elements such as streams. Although more challenging to develop, these properties are truly unique. With a vision for the land’s potential and in- depth knowledge of both engineering and landscaping possibilities, Kay Builders creates aesthetically pleasing and uniquely desirable communities.

For six decades, Kay Builders has been an influential part of the Lehigh Valley home- building scene. With more than 40 communities to its credit and 8 active local communities, this Lehigh Valley only builder is the choice of many who call the region home. Kay Builders has also been recognized as The Morning Call Readers’ choice Builder of the Year in 2018.
