It is important to note that qualifying for each
of these programs depends on other factors as
well, such as a customer's credit score and debt
ratios, but we have found that most customers
who come to see us are able to get financing in
one way or another. It may take a little
more work on your part, but it is important that
you explore the alternatives and not be
discouraged from buying a new home.
CREDIT SCORE IMPROVEMENT PROGRAM: Perhaps
one of the most important services we offer is a
credit score improvement program. Again,
because of the good relationships we have with
several of our lenders, these companies will
work with you to get your credit score where it
needs to be. As a free service we will
have a lender look at your credit report and
credit score to determine if you are a candidate
for the program and, in most cases, people do
qualify for the improvement program. Once
enrolled in the program, the lender will clear
up credit issues. We have experienced
great success with this program and nearly all
who enroll are able to improve their credit to
the necessary levels between the time a contract
is signed and settlement.
DOWN MONEY ASSISTANCE: We also encourage
customers with little down money to look for
creative ways to obtain down money. We
have found gifts from relatives or friends have
helped many of our customers. And you
should also explore taking money out of IRA's,
401(K)'s and life insurance policies or getting
a loan against these vehicles. Many times
people are able to withdraw from or loan against
these vehicles without penalty. With our
ability to cover most or all of the closing
expenses, you may find that you don't need the
amount of down money you might have thought.
